Andy Weiss of Dansker Capital Group sat down with Chris DeAngelis to share his story of his rise to success. At the start of his career, Mr. DeAngelis worked with famed architect, Frank Gehry, on the development of 8 Spruce Street, an over $800MM ground up development in lower Manhattan. Mr. DeAngelis’s advice to the audience was to start small and learn as you go while building a trusting team. By doing so, he currently manages over 55 properties in his portfolio and is currently developing a 80-unit, Class A apartment building across the street from Columbia University in Morningside Heights. We had the pleasure of hearing from Brian Lee, Senior Director of Real Estate for Common, which is one of the largest Co-Living operators. Zach Spellman, an associate at Simon, who recently partnered with Ollie for a development in Long Island City, as well as Andrew Dansker of Dansker Capital Group and Peter Von Der Ahe of New York Multifamily, both top experts in the multifamily debt and investments sales spaces respectively. Everyone agreed that Co-Living is a creative way for multifamily owners to leverage a 3rd party management system to generate a premium in rents and ultimately net operating income (NOI). Dansker Capital Group hosted the Escaping NYC: Investing In Alternative Markets Seminar at the Scandinavia House on September 13, 2018. The Q3 panel was focused on multifamily acquisition strategies outside of the five boroughs. We had a diversity of viewpoints with sponsors focused on the Central Midwest (Schnee), the Upper Midwest(Beal), and the Southeast (Kalikow). Overall, the panel provided a fascinating window into the variety of multifamily strategies that are available to geographically adventurous owners. Simultaneously, the panelists seemed to unanimously exemplify the notion that the money in real estate is in the ability to add value. The panelists each operate in markets of varying occupancy, rent levels, appreciation potential, and tenancy; yet, they are each intent on buying buildings that were worth less than they could be once modified, cleaned up, expanded or otherwise improved.
